Commercial Reinstatement

Factory & Warehouse Reinstatement Contractor In Singapore (JTC)

Factory and warehouse reinstatement restores a B1 or B2 industrial unit, including JTC factories, to the condition set in your lease before handover: racking and mezzanines removed, floors ground back to bare concrete, and power and sprinklers returned to the original layout. It costs about $8 to $30+ per sq ft and takes 10 to 18 working days.

Factory and warehouse reinstatement Cost & Timeline (2026)

Space typeCost per sq ftTypical timeline
Warehouse / industrial unit (2,000–5,000+ sq ft)$8 – $30+10 – 18 working days

Industrial jobs are priced by scope more than by floor area. The main cost drivers are ceiling height (often 4.5 m to 9 m), steel mezzanines, the amount of racking, epoxy grinding, and whether structural PE certification is needed.

Market reference prices for Singapore in 2026, not a quotation. The final cost depends on your tenancy agreement, ceiling height, the extent of M&E and fire safety restoration, and building management requirements.

JTC Handover Rules That Catch Tenants Out

  • Joint pre-inspection 2 to 3 months before expiry. Walk the unit with your JTC Property Officer and agree the scope of reinstatement in writing. Skipping it leaves no time to challenge unreasonable demands.
  • Floor anchors must go below the slab. Racking bolts sawn off flush with the floor are rejected. They must be core-drilled, knocked below slab level and patched with high-strength repair mortar.
  • Mezzanine removal needs a PE. Taking down a structural steel mezzanine without a method statement or PE endorsement can lead to a stop-work order.
  • Keeping items for the next tenant. A mezzanine or other installation can stay only if it is formally assigned to the incoming tenant (for JTC, through a novation agreement).

Our 5-Step Reinstatement Process

  1. Site & lease review. We inspect the unit and read your reinstatement clause so you only remove what is required.
  2. Itemised quote. A trade-by-trade quotation with a firm completion date. No hidden costs.
  3. Permits & submissions. Permit to Work, insurance and contractor deposit for building management, plus any PE endorsement or FSSD submission.
  4. Reinstatement works. Our own teams do the dismantling, hacking, M&E reversal and making good.
  5. Joint handover. We attend the final inspection with your landlord. Rectification items within our scope are fixed within 48 hours at no extra charge.

Plan from the JTC pre-inspection, 2 to 3 months before your lease ends. We work across Tuas, Jurong, Woodlands and Ubi, for JTC as well as private industrial landlords.

Frequently Asked Questions

How much does warehouse or factory reinstatement cost in Singapore?

As a market reference, warehouse and industrial reinstatement costs about $8 to $30 or more per sq ft. Racking, mezzanines, epoxy grinding and ceiling height drive the price more than floor area alone.

How long does a factory reinstatement take?

The physical works usually take 10 to 18 working days. Start with the JTC joint pre-inspection 2 to 3 months before lease expiry so there is time for PE and fire safety submissions.

Do I need a Professional Engineer for reinstatement?

Yes, if you are removing structural items such as steel mezzanines or gantries, or if your fit-out cut into slabs. We work with licensed PEs and submit the method statements and endorsements for you.

Can I leave the mezzanine or racking for the next tenant?

Only if it is formally assigned to the incoming tenant and the landlord agrees in writing. For JTC units this is done through a novation agreement. Otherwise it must be removed.
