Commercial Reinstatement
F&B & Restaurant Reinstatement Contractor In Singapore
F&B reinstatement returns a restaurant, café or kitchen unit to bare shell at the end of the lease: exhaust hood and ducting dismantled, grease trap pumped out and removed, gas and water capped, wet-area tiles and waterproofing hacked, and sprinklers restored. It typically costs $15 to $40 per sq ft (full kitchens $25 to $40) and takes 10 to 14 working days.

Kitchens are the most complex handovers in Singapore. We handle the mechanical, plumbing and gas work with our own teams and coordinate the licensed grease trap collector, so the landlord gets one contractor and one set of documents.

F&B and restaurant reinstatement Cost & Timeline (2026)
| Space type | Cost per sq ft | Typical timeline |
|---|---|---|
| F&B restaurant / café (1,000–2,500 sq ft) | $15 – $40 | 10 – 14 working days |
| Full cooking kitchen | $25 – $40 | 10 – 14 working days |
F&B costs more than an office because the M&E has to be reversed, not just the partitions. Exhaust ducting, grease trap removal and gas decommissioning are the big items, and malls that only allow night work usually add a 15% to 25% night-shift labour loading.
Market reference prices for Singapore in 2026, not a quotation. The final cost depends on your tenancy agreement, ceiling height, the extent of M&E and fire safety restoration, and building management requirements.
F&B Handover Rules In Singapore
- Grease trap waste needs a licensed collector. The trap must be pumped out by an NEA-licensed waste collector who issues a disposal receipt. It cannot simply be disconnected and thrown away.
- Exhaust riser must be sealed properly. The duct opening to the building’s central exhaust riser is sealed or restored to the original fire damper flange.
- Night works in malls. Heavy hacking and haulage usually run between about 11:00 PM and 7:00 AM.
- Keep what the next tenant wants. A 3-phase DB box, walk-in chillers, or a hood with a serviced Ansul fire suppression system can sometimes stay under an as-is waiver, which saves demolition and disposal costs.
Our 5-Step Reinstatement Process
- Site & lease review. We inspect the unit and read your reinstatement clause so you only remove what is required.
- Itemised quote. A trade-by-trade quotation with a firm completion date. No hidden costs.
- Permits & submissions. Permit to Work, insurance and contractor deposit for building management, plus any PE endorsement or FSSD submission.
- Reinstatement works. Our own teams do the dismantling, hacking, M&E reversal and making good.
- Joint handover. We attend the final inspection with your landlord. Rectification items within our scope are fixed within 48 hours at no extra charge.
Hold a joint survey with building management about 30 days before handover to agree what stays and what goes, then submit the Permit to Work.
Frequently Asked Questions
How much does F&B restaurant reinstatement cost?
F&B reinstatement usually costs about $15 to $40 per sq ft. Full kitchens are at the higher end, about $25 to $40 per sq ft, because of exhaust ducting, grease trap removal and gas decommissioning.
How long does F&B reinstatement take?
Usually 10 to 14 working days. In malls the heavy works run as night shifts, so the permit and lift bookings need to be in place early.
Who handles the grease trap during reinstatement?
The outgoing tenant is responsible for clearing it. It must be pumped out by an NEA-licensed collector who issues a disposal receipt. We coordinate this as part of the job.
Why is F&B reinstatement more expensive than an office?
Offices mostly need partitions and carpet removed. F&B units also need exhaust hoods and ducting dismantled, grease-contaminated tiles hacked, plumbing and gas capped, and often night-shift labour in malls.
